THIS IS WHAT I FOUND AND AFTER RESPONDING TO THE AD, WE'VE HAD 2 PHONE INTERVIEWS WITH THE OWNERS AND ARE PLANNING ON A THIRD TOMORROW WITH THE POSSIBILITY OF VISITING THE PROPERTY THIS WEEKEND AND STARTING IN JANUARY IF ALL GOES WELL.

Resident Managers Job Description

During the 9 month period from approximately September 15 to June 15 the work generally consists of:

1. Monitoring the premises.
2. Cleaning and maintaining common areas (interior and exterior areas).
3. Meeting whatever needs arise, including addressing owner and tenant requests.
4. Taking and returning trash and recycle cans to and from the street on collection days.
5. Picking up mail and distributing mail to tenant mail boxes..
6. Procuring supplies and/or repair materials.
7. Maintaining positive vendor relations.
8. Answering the phone and responding promptly to voice messages.
9. Handling summer reservations.
10. Handling applications for rentals to permanent tenants and (9-month) student tenants (including screening and qualifying applicants).
11. Completing lease agreements for all tenants.
12. Collecting, recording, and depositing rents/deposits. Keeping accurate written records.

During the 3 month period from approximately June 15 to September 15, the business is operated as daily/weekly rentals. A presence is required on the property at all times and the workload is quite variable. The work generally consists of:

1. Providing a thorough spring cleaning to prepare the units for summer guests. This includes heavy cleaning after the students leave, moving the kitchen provisions, bedding, and towels to the units. Cleaning, minor maintenance, and repairs have to be completed in a 10-14 day period.
2. Cleaning apartments when daily/weekly guests check out – units must be maintained in a spotless condition.
3. Doing a heavy volume of laundry.
4. Taking and returning a greater volume of trash and recycles to and from the street on collection days.
5. Taking reservations, registering guests, collecting rents and deposits, processing credit cards, and making bank deposits. Maintaining a tidy office and accurate records.
6. Handling guest inquiries and needs.
7. Providing a thorough fall cleaning to prepare the units for the fall students (removing and storing clean linens, kitchen supplies, bedding). Minor maintenance and repairs.
8. Picking up mail and distributing mail to tenant mailboxes.
9. Monitoring the premises (cleaning and maintaining interior and exterior common areas).
10. Issuing and collecting guest parking permits (and day permits).
11. Handling student applications for rentals of any apartments still available in the fall.
